The various ways to personalize your home and the perks they offer make investing in a house worthwhile. This article explains how to get a house in New World: Aeternum to have a place to call yours.

The game doesn't force you into homeownership, and you can still enjoy exploring and completing missions without one.

But doing this can really give you some solid perks for your gameplay.

To secure a house in New World: Aeternum, you’ll need to complete a few steps and fulfill certain requirements to fully reap the system's benefits:

  • Character Level: You must reach at least level 15 to unlock your first house. As you progress, you'll be able to buy more houses at higher levels. The second home unlocks at level 35, and the third becomes available at level 55.
  • Territory Standing: This is equally important. Each settlement has its own standing, which is increased by completing town projects, missions, or fighting enemies in that region. Once you accumulate enough standing in a particular territory, you become eligible to purchase a house there​.

The higher your standing, the better your opportunities for housing​.

In New World: Aeternum, Houses vary in size, features, and cost. There are four tiers of houses, each offering different benefits:

  • Tier 1 houses are the most affordable, with basic benefits like limited storage and longer cooldowns for fast travel (around 4 hours). They are a good entry point for players who are just starting out in the game.
    • Cost: 5,000 gold
  • Tier 2 houses are a step up in terms of both cost and benefits. These houses offer more storage space, reduced fast travel cooldowns (approximately 3 hours), and additional decoration options compared to Tier 1.
    • Cost: 10,000 gold
  • Tier 3 houses provide even more perks, with further increased storage capacity, faster fast travel cooldowns (around 2.5 hours), and additional space for decorations. This makes them ideal for mid-level players looking for more convenience and utility without going for the highest-tier options.
    • Cost: 15,000 gold
  • Tier 4 houses are the most expensive but offer the maximum benefits with the shortest fast travel cooldowns (about 2 hours), the largest storage space, and the most decoration slots. These homes are perfect for players who want to invest heavily in customization and utility.
    • Cost: 20,000 gold

To purchase a house, walk up to the one you like and hit the E key. This will bring up a menu for buying the house.

How Does the Housing System Work in New World: Aeternum?

When selecting a house, it's also worth considering its location in a settlement, as being close to town facilities can be convenient.

Benefits

When purchasing your first house, you benefit from a 50% discount on both the initial price and property taxes, which makes it easier for new players to secure a home early on.

However, this discount is only available for your first purchase, and abandoning the house later will not grant you the same discount for future buys.

Aside from providing a place to rest and decorate, houses serve as recall points. This means you can fast-travel back to your house from anywhere on the map.

Higher-tier houses reduce the cooldown time for this fast travel. Owning a house also increases your storage capabilities. You can place storage chests in your home to expand your available inventory in that territory.

One of the arguably best benefits of owning a house is the ability to display trophies. They provide valuable buffs (and a sly way to show off your victories) to your character.

Once activated, they can increase damage against specific enemies or improve your crafting success rate.

Each house can display up to five trophies, and owning multiple houses allows you to stack these buffs across different homes.

Property Taxes

But having a house can also be a financial strain, as each house comes with property taxes that must be paid every seven days.

Failing to do so won’t cause you to lose the house, but certain functions like fast travel, storage, and trophies will be temporarily disabled until the tax is paid.

The property tax rate for houses is typically 5-10% of the house's purchase price. However, the exact tax rate is not fixed and can vary depending on the ruling company that controls the settlement.

Tax rates can be checked in the housing menu of each settlement, and they will affect how much gold you need to pay regularly to maintain your house’s full functionality.

While unpaid taxes do not accumulate over time, maintaining your house ensures you continue to enjoy its benefits.

Abandoning a House

If you decide to relocate or upgrade your home, you can abandon your current property and receive 50% of the purchase price back, though none of the taxes you’ve paid will be refunded.

Abandoning a house automatically transfers all your stored items to the town’s storage for an easy transition.
